yea, you're buying:
1) the back taxes
2) the lot's liens and other liabilities
3) a bad title, so some nog might make a claim for adverse possess. once you clean it up
4) heavy metal contamination in the soil
5) busted/broken pipes, utilities to the home
6) home is worthless, so much internal damage from 50 years of nignog neglect, that you'll be spending 15k just to tear it down, before the cost to rehab the lot
7) no local economic action to speak of other than drugs.
8) the worst crime reputation of any US city
9) nearby vacant homes that random niggers sleep in, shit in, and set fire to.
10) if you make a profit, by some miracle, the city and county govt will just take it away from you.
there's a reason even billionaires haven't tried to rehab detroit.
