I too got a 1200sq ft condo in the bay area for under 300K 4 years ago. It is now worth closer to 500K, and i have been able to pull in 1k/mo for the spare bedroom. Not as perfectly jewed as you, but still a good haul of sheckles.

Buying real estate has so many fees/taxes attatched here that you dont have if you rent
Also fun fact: if you want to live in a house on the countryside its often much smarter to buy an apartment in the city, rent it out and rent a house on the countryside for the money, since there they are looking for people to rent very often.
Also if you are renting out your property and shit breaks you can substract the repairation costs from your income tax.
It is different in every case, but renting can be the right choice a lot of times.
Most people sell their apartment through an agent, agens charge 3.5% of the price. Then you have to use laywers for the contract, costs too.
Plus here you have to pay 3.5% taxes on the price if you buy real estate. Those 3.5% taxes are a lot of months of renting!
