It's both really. We have a lot of working poor who can't hang and are moving away. But we also have middle-class people with regular wages who are sitting on 500k of equity because they bought a house before the 2000s, and a lot of these folk are cashing out and moving out. They're house rich but do not have high incomes.

The geography and weather are the best in the nation. Even the most extreme right wing person who's been here will concede this point.
Coastal California is incredibly expensive to the point where even young professionals making over $100k would have a hard time buying a shack. Inland California is cheaper and more conservative, but tends to have an elevated unemployment rate. A lot of Inland Californians commute into the coastal cities for work, spending over 4 hours a day commuting.
So it's strange. You'll find some Mexican gardener who bought a house in 1990 sitting on $600k of equity, and young hipsters paying $900 a month to rent a room.
