There's a small (2-runway) municipal airport a few miles from my house. It's so small there's no air traffic control. Pilots coming in and taking off have to look for themselves and use their radio to talk to anyone else in the area and make sure they take turns. There's a set system they all know, I guess, like when you're driving and you take turns at a 4-way stop. I'd guess it works the same around a private estate, if it has its own landing strip/pad.
