For example, the downtown area of my city/town has nothing of much value unless you're either looking for something to eat or more auto parts/industrial stuff. Where's the botiques to buy pants? There are two malls in the city I currently live in. One was dying and went through a major renovation and is not a glorified strip mall that would be dead if it didn't have a movie theater. I haven't been to the other one more than four or five times in the past year but it was a ghost town every time I went (and there were constant closures of old stores/openings of new stores).
Wage stagnation is killing premium retailers, and premium retailers were the only thing keeping malls alive. I'm not really sure if I'm supposed to be upset about this, but it does suck that basically a shit ton of local jobs are just going to be replaced by Amazon robots when malls start shutting down en masse over the next few years.

You can be more inefficient at doing the work ("mowing the lawn"), but willing to accept lower pay and/or better at selling. Specifically if you're only a one man business, you may have an upper hand in selling in your local community than a larger business who isn't local.

this is true. malls are a place where minorities can go and socialise and forget they are the underclass before they return to their "slums". cities with huge minority populations have successful/busy malls, although it is the F&B that does most of the money.
