Return To Zork was almost completely live action. It was also very expensive and very difficult. You could put yourself into situations where the game becomes unwinnable and these situations were around every corner.

Oregon Trail 2 used actors. The difference between 2 and 1 is very stark if only because of that. Later titles may have used actors as well but I never played them.
