No, you can't evict based on just a suspicion. But most leases do provide for the landlord to be able to enter the unit when giving 24 hours notice for any reason, so they can figure out what you're doing if they really want to? What's your concern? Because turning over tenants and especially evicting costs a lot. So unless you're being a real asshole, they will probably let it slide.

Basically, yes they probably can evict you if there is an actual lease violation. But do they want to? That'' cost thousands of dollars and at least a month of unpaid rent. If it's just a fellow tenant bitching, the landlord probably won't do shit. At the lease, they'd talk to you first.

Yeah, totally dependent on the situation. What is your situation? On paper, I'm entitled to a lease cancellation clause payment for ending the lease early (usually 1-2 months' rent). But it's up to the discretion of the landlord.

Wanna know a secret? They would need to sue you to get that money. Which costs a lot of time and money. Unless you're really being an asshole, I doubt they would take any action on you moving out early...

I do, in fact i use a window fan as well. My patio is within plain sight of the office, and washington state law says no smoking within 25 feet of any entrance or public area (i live right next to the mailboxes as well) landlord has cited this at me before when i was caught on my patio.

If you pay rent on time and are not a nuisance, then I think your best bet is yo tell him up-front and he should be cool with it.

Nope, that's part of the deal. I am supposed to maintain the property. I hire someone to fix shit most of the time though. Only thing that bothers me is if they break something and play it off like it broke through regular wear and tear. But even then, I just do an analysis and if it was clearly their fault, I deduct it from the security deposit.

I live in a big apartment complex and ive never seen or met the landlord, just one of the many ladies in the office who does paperwork. Nah everyone here seems really cool, its a not pet place but like half the residents have dogs/cats so i figured they were flexible on the rules.

Our lease isn't up till June so hes need to stay till then. none of us really think thats the best idea cause 3 people in a 1 bedroom apartment would be to cramped. I had wondered if they'd let us out early if we moved into a larger unit in the same complex. Really doubt they'd go for that though. If that doesn't happen he'll just wait till June to come out,

My story if you care. My father worked at hotel made some good money, he retired, rents out some flats, but refusing to go bigger ad make it a main source of income. He relies on bonds and stocks. I don't think its all that good, renting just seems better to me I'm hoping to move a majority of capital into this when I inherit.

Also do you not 'work' not that being a landlord isn't working, but if it goes smoothly its less hours with good income right?

Bit of a backwards country, start up is a little crazy. Plus he did it through inheriting and almost everyone gets anywhere like that, wages are pretty low here regardless of a university education. Property is through the roof though due to high density and lack of space, let alone build-able space.

Why not work with you father to build an empire that you will inherit? That's my intentions. My dad owns a few rentals but I am fixing up the house so he can refinance it and utilize the 200k+ of equity he's sunk into the house to buy more property.

Holy shit, how much do you use the fireplace? You have the right to have work necesary to make the place "habitable" done and to withhold the rent that it cost you to do that if it indeed is not habitable currently. Don't expect to have your lease renewed.

I am working with him but as I said hes focused on stocks and bonds. Hes reluctant to go heavier in his portfolio on property. (I agree diversity is key though). Hes currently at 40% properties, 50% bonds ect and 10% liquid.
And end of the day its his money so I do make suggestions but end of the day its his stuff which I respect.
