In Toronto, rich people want to buy properties to rent to immigrants. Canadian (and NZ and Australian) house prices have more to do with the fact that you cannot legally buy land in China. You can only rent it from the government for a set period of time. So rich chinks buy properties in Australia, NZ and Canada.

Buy a home in a cheaper place and rent it, and with that money pay for rent in Vancouver, foreigners buying properties don't raise rent prices that much, rent prices are affected by residents not by foreigners buying to rent out.

Lots of these Chinese buy the houses and squat on them. Don't put them out for rent or anything so you have neighbourhood where half the houses might be uninhabited. And so there are fewer places to rent and landlords jack the prices cause of the scarcity and cause they can.
Chinese buy properties to flip and sometimes leave them empty in Vancouver.
They've already introduced a tax in Vancouver for foreign buyers and empty homes.

Bought a small 1 bedroom condo with my brother, in an ok area and walking distance to the subway, and in less than 5 years we sold it for 85k more. A fucking one bedroom.
I think real estate being high is some positive feedback meme loop. People say it's high so more people come and get in which makes it higher.
I have a slightly above average salary for people my age and I'm somewhat lucky I made that investment, saved like crazy and STILL just barely making it to afford my own. Pretty much anyone I know is either set to live at home forever or be a rentcuck.
From what I hear something like 20% of the condos downtown are owned but unoccupied. Foreigners just treat them like savings accounts, meanwhile people who live have to move far away to be able to live on their own.
