Terminal velocity for a skydiver is 54 m /s
Each story is approximately 3 meters.
If he took three seconds to hit the ground, assuming he reaches terminal velocity instantaneously, which he didn't, but hey, rough estimations, then he fell 162 meters in three seconds, divide that by the number of stories in the building, and it would've taken less than three seconds to hit the ground.
So we can rightfully assume the difference accounts for acceleration.

same ballpark, guess the building was smaller or the time is more than 3.5s. The maximum you'd be able to fall in 3.5s is 60 meters

if we use user's v_ter=54m/s
then the vertical position of a falling body with zero initial velocity with a quadratic air resistance is:
y(t)=v_ter^2/g * ln(cosh(gt/v_ter))

so a 3 sec to 3.5 s freefall corresponds to a height of 40m to 54m
