Keep your credit clean. Don't borrow to buy stupid stuff. Then, see if you can get approved by a bank/mortgage person.
If not, then hit craigslist and FSBO sites and ask for owner-finance. Start small with something that doesn't need much repair.
Join a local real estate investing club: cheaper that paying 1k-3k for a 'guru' and learn from those who are doing it, nut just your grouchy uncle Bob.
Youtube and local library have a ton of free stuff to learn. Start there.
