Just saved a big deposit all through highschool and start of my working life.
Got my first house, 3 bedrooms. Small but cheap. 270k. Put down 85k deposit straight away to lower mortgage repayments.
I make 65 to 70k a year but really only need half that, I'm frugal.
Paid off first house in 6 years putting 30 to 40k on the loan every year.
Move out of house, rent it out at $320 per week... extra 16k a year rent (13 to15k accounting for real estate agents fees, rates etc...)
Buy another small house approximately the same as the first.
Repeat but this time it takes 4 years.
Rent out 2nd house for $350 because inflation is a thing.
Now making 100k a year... also tax benefits are handy when you have a good accountant.
Carried on like this pushing each house over like this for 18 years now, have been doing this since I was 18.
As years went on, cost of living went up but wages didn't. My rentals are approximately 400 to 430 each a week and I only work part time on the weekends so I'm not a cave dweller... that cash plus rent makes me about 2k and everything else is taken care of by real estate agents and myself.
I'm Australian if you want to know.

I would save up to buy my first home, then another home to be used as a rental, then buy land in an area that is likely to get businesses moving in within the next 5-10 years.
