I sometimes imagine a future in this show where the kids have all moved out, a new set of kids moves into the construction ste upon completion, and the trailer park is torn down to build a strip mall.

You can rule out most southern states since it regularly snows there in the winter.

It's most likely somewhere in New England, maybe the Midwest if the "ocean" was actually one of the Great Lakes.
