As far Germany goes, its pretty good deal. 30km is nothing - i lived there so know the situation. Everyone either owns a care or just takes Bahn - the distances in germany are very small and country well developed so stuff is not concentrated in few areas, but spread all over.
So if you have a reliable job near that house, buying it would be good and cheap. 500 Euro rent is acceptable also, is not much at all unless you are student or sit on sozial.
Building own house in germany is not feasable unless you build it with whole family finances, or better share the burden with multiple families building own appartment house. Because the land is well developed, there is not much "cheap" land unlike US, Canada or Russia - but then again, pretty much any location is good since you can cross whole Germany in few hours on train or autobahns.

Once people pay off their mortgages, they're much more inclined to do anything to increase the value of their own property. The more houses are available in one area, the lower the prices go. I'm just going to say this: I pay 225 Euro per month in rent for an 11qm2 room in a 5-person Apartment. I only got it this cheap because of a federal student union housing initiative. Otherwise i would have to pay about 300 per month, 350 if i wouldn't want to go to a shit-tier ghetto. That is with water, electricity and shit, but still. And this isn't even a big university. If you want to live in some of the bigger university city, a room goes for minimum of 450. Keep in mind, this is for students, not wageslaves. They pay sometimes around a thousand for a twoa and a half room apartment. In bigger cities, you can fucking double that. German housing prices are insane if you don't want to live in bumfuck nowhere and even then you will have to pay for about four gas refills per month if you want to anything. Trains only get you so far. Outside suburbia, trains go about twice a day and take hours for rides, which you would do in half the time with a car. Gas is taxed into oblivion, so you will pay atleast 200 per month for gas, plus around 100 in insurance and taxes for OWNING a car. There are literally grociery store chains that lobby against building basic internet infrastructure in these towns, because no one would bother driving an hour a day to some store if you could get delivery.
