Usually when houses are priced low like that there are some problems. Once you walk through the house and inspect everything usually things that need to be replaced or redone add up. Things like plumbing, electrical, replacing roofs is common, siding, etc etc. Not to mention everything has to be up to a certain code. So houses aren't really cheap. I know someone who bought a house for 20k thinking he was getting a deal and ended up putting 70k more into it.

He had to redo the bathrooms, replace all the piping to copper, redo the electrical, replace the sewer lines, replace the roof, do flooring, etc, etc, etc. So most houses in the USA are not cheap and the ones that are cheap are ones that need work.
