You're 100% right. My family came from Sicily in 1890's and moved to New Brunswick. The Italian immigrants literally were pushed out of New Asterdam (NYC) by the Dutch and instead of whining and crying about it they moved into NJ and literally built it up from fucking swamp shit.
Places like Newark, Trenton, Camden, New Brunswick, Woodbridge etc. had great factories and great communities and have now gone to shit.
