Now that we're almost finished up with the first stage of the ghettoization process of the college campus in the US, we should start planning the early stages as to how to properly gentrify them once they've completely crumbled by the late 2030's.
Small public liberal arts colleges such as Evergreen State will continue this downward spiral, they really don't have much choice. As their endowments dry up, the administration caters to Rhodes Scholars like pic related in order to obtain state and federal gibsmedat funding so that they can continue to operate.
Look at cities like Detroit and Chicago. Once they were titans of American industry, now they are containment zones for dindus in diapers. Once a majority of administration seats are handed over to people like pic related, nature will run its course.These liberal arts colleges will descend into disorder, dysfunction, and violence. All subsidized by your tax dollars.
The process will take about 20 years, but in these campuses will be open for gentrification in the same way that Brooklyn is today.
