1. Vancouver and Toronto are NOT comparable. Toronto is already seeing prices fall.
Vancouver never will for the many reasons that have been posted many times here, especially in threads by the Brit who keeps posting about the demise of Canada's economy (he might be the "How Can Whites Even Compete" thread guy too).
2. No one is paying ANYTHING for little shacks. They are buying the land the houses are on, tearing them down, and building new houses.
If you don't know this basic fact about real estate, well, now you do.
3. Everywhere in Vancouver is expensive - the average price of a detached house is $2.76 million.
But it is the Westside (Dunbar, Southlands, Kerrisdale, Shaughnessy, Point Grey) where prices are really high. I believe the least expensive houses you can find now are $2million+.
4. Prices in Canada are thrown out of whack by Vancouver's and Toronto's prices. Real estate in most of Canada is pretty decently priced. There might be a bubble in Toronto, but not a lot more than that.
5. If you aren't rich you can't afford to live in Vancouver, basically. That's unfortunate, but that doesn't mean there's a housing crisis.
Most people can afford to live in lots and lots of cities.
