This. I got crazy lucky and landed a job with the only factory in town. Making 20$ an hour is unheard of unless you commute 1hr+ to a city to work. Southern WV and North Eastern KY aren't bad places but there are literally no jobs and most areas if you go out to a store or something it's like going back in time to the early 80s.

North Georgia here. People are dumb as fuck mostly, but also honest. Cops can be real dicks if you aren't a known local. Good ole boys club in full effect. Public facilities are well kept because only whites use them. The accent can be hard to understand if you didn't grow up here, and many people find it ugly sounding. I looked at a place that had a small 3 barrel a day mini oil well on it but was worried about the EPA nosing about although it was very attractive and if there was a free gas supply I would've risked it. Not necessarily, you've just got to look for either smaller acreages on less fertile land, or look for areas near wildlife preservations that qualify for the Conservation Reserve Program (Feds will pay you an annual stipend not to farm on it). You can still do low-impact subsistence farming on parts of the property, but you'll typically get a couple thousand bucks a year for not doing large-scale farming on it, which it doesn't sound like you're interested in anyways.
