Mid Oshawa is the golden area, there is the Christian bubble full of churches and religious schools, things get trashy around the heavily commercial areas, but then there are the beautiful, white as snow suburban streets. These homes have been owned by families for 2 full generations, very few of the white residents move out unless the have to, and all the passing minorities seem to leave after a few years, I guess they're triggered by stability and cleanliness.
