I know seems a bit dumb but I had an older friend who offered it for that price cus it used to be his family's vacation spot. Already has a lot of accommodation. I can always resell if I ever change my mind but in the meantime it can be used as a staging area for NEET colonists to get into shape before getting better starting places like the more classic Patgonia or Greenland or whatever. It can act like the HQ for other spots worldwide in other words.
