However it's much more complex than that. How do you keep the leaders after them as invested in the well-being of the country without some sort of property incentive?

It goes into two party system because in most countries it is broken. Because election rules make any party that remotely connected with one of the major ones become a spoiler.

For instance, there are 50/50 Dems and Reps.
Let's say there are people who are leaning to Republican party. New better party emerges. If republican voters will vote for this party, in best scenario, it will have like 40% for it and 10% for main Republican party. So Dems win. So people can't vote for better parties on both sides.
There are a lot of technics for overcoming this limitation
