New york got too big for its own britches. Real estate is so valuable to the point where any building whose air rights (the rights to build above) are not claimed is being bought up and the buildings leveled to put up the tallest tower that the bedrock below will support. There are skyscrapers now that are only as wide as the 3-story brownstone that they replaced, rising into the sky like pencil-dicks. Look at the old penn station, it was a palace of a commuter hub, unceremoniously demolished and replaced with a half underground abortion of a commuter dungeon which is full of convenient passages for homeless to congregate and piss everywhere. Russian and Chinese billionares almost exclusively own any new construction and either illegally airbnb it for thousands a night, or don't use or rent it to anyone and simply use it as a currency sink to get an investor visa in the US, or to shelter their money from volatile home currencies like Rubles or Renminbi.

Previously, there was a nice soft underbelly in the center of midtown to downtown where there could be no tall buildings because of how far below the surface the bedrock was to anchor building foundations. However, with newer building methods optimized for deeper anchoring or no anchoring at all, even places like tribeca and the east village are sprouting 'modern' architecture.

Any establishment that wants to stay open needs to fit one of the following criteria or it will be out of business in a month:
-Super high volume
-Super Expensive and Nice

Any quiet place that is high quality will immediately be Yelp'd into oblivion and overrun with moneyed hipsters who will force the place to morph into one of the awful categories above. What actually happens during downturns like 2008 is that the average joe loses their job and then their home because they either can't pay rent or can't make the mortgage.

But the banks that wrote the loan get bailed out, so the investor class doesn't end up losing much and the people who are sitting on large pools of capital just swoop in and buy up the fiercely depreciated assets. 2008 just consolidated the market further as average folks were forced to sell and land barons/holding companies had their pick of cheap properties. This is why you'll often here that '2008 didn't hit NYC particularly hard', because few people own anything here that aren't part of a coop or large holding company.

For perspective, I'm a low-mid level officer at a very large investment bank, one of the few left on manhattan. Most have moved to Jersey City, Brooklyn, or the surrounding periphery. Very few of the people I work with live in the 5 boros. We all make six-figure salaries, but balk at the cost of housing in the city, particularly if you have kids. Many of us have 1-2 hour commutes from Jersey, etc.

The reality is, there are enough wealthy people in NYC to float the rental market, and enough non-wealthy people willing to take on roommates or airBnB for supplemental income in order to make ends meet. Particularly in manhattan you can literally charge 3k for a studio and someone will pay it to be part of the meme of NYC.
