A lot of stuff around pizzagate is conjecture, speculation, and does seem like a conspiracy theory.
However, nobody has been able to provide me a reasonable explanation of Podesta's emails. If the media wants to reject more specific claims about what's happening, then fine. There is reason to doubt that there is some global sex ring or mass Washington cover-up. But at no point have I ever seen any mainstream media personality even ATTEMPT to try to explain Podesta's incomprehensible emails that only make sense if you substitute pedophile code-words. So, at the very least, it's very reasonable to suspect that Podesta is a pedophile. Whether the other crap is true, I don't know. But this point cannot be ignored. I think it is worthy of investigation.

I work at a company that has 2 offices in the DC Metro area. One used to be on Connecticut Ave, a few years ago moved to Tennelytown on Wisconsin (still very close). Have been to Comet once, many coworkers who have been at the company for over 10 years have been multiple times.
As far as anyone can tell, they have no basement, unless it's hidden under the stage or behind a cliche moving wall or something. I actually would not be surprised at the latter - I once went to a GOP "safehouse" of sorts to record a Senator reading an audiobook. They did have a magazine rack that was in fact a hidden door that went to a wine cellar/breaker room/server rack (we had to flip the breaker for a refrigerator/icebox combo that was making too much noise, so the housekeeper opened the secret door for us).
