The female and beast titans abillities you mentioned aren't specific to them, the titan controlling ability is because of Zeke's royal blood and the females hardening comes from an armour syrum which Eren's attack titan also has access to

That's not an ability of the female titan. Annie can harden her body because Marley gave her the armor serum, the same that Eren drank and made him able to harden too.
Her power is "having a lot of stamina" it seems.
And despite being "the weakest", Eren still won against the Female Titan and the Armor Titan. And helped killing the colossal, so I guess that his freedom autism actually helps a lot.
He also appears to heal faster.
Attack Titan is a berserk. Not a tank like Armored, a Berserk who'll rip and tear his enemies even after losing limbs and half of his face. He also has pretty good strength.
