The anime was unironically better than the VN. Mainly because we saw less of the trash character that is Akiha.
Manga is far better.

Tsukihime VN art is great. With all its simplicity, there's something about it that I just love. Especially Arc sprites. Later Takeuchi just doesn't cut it.

It mainly follows the Arc route and its just a far better adaptation then the VN. Its just executed better with new elements in the story that further improve it. Plus you get more art instead of the VN's crappy drawings which really help move the story along.
Read it if you haven't, you won't be disappointed.

Should I read the Near Side routes after reading the manga?
Arc doesn't appear in Near Side at all (she just gets a 5 second cameo in Akiha's route and nothing in Hisui and Kohaku's routes)
You definitely should read them, since you know fucking nothing about what's really happening from just Arc's route.
Remember, route order is Arc>Ciel>Akiha>Hisui>Kohaku, though you can skip much of Arc en Ciel's routes if you've already read the manga.

You don't really need to read Near Side routes after the manga, but I'd recommend giving it a try regardless. It would get you used to the VN's atmosphere, at least.
