Have you considered that most of the people in modern america are too soft and completely lack the skills required to do that?
The only way for an average person to be able to live on that land would be to have people come in and build all the infrastructure for them which suddenly runs the cost into the hundreds of thousands if not millions. You also forgot to mention that most of that cheap land you're talking about is on rugged terrain and isn't exactly some fertile patch of farmland. Aside from that you're looking at tens of thousands of dollars minimum for any meaningful piece of land.

I grew up in a traditional environment. There are many failings with it, the biggest one being just how fucking unprepared it makes kids for the world.
