Hey Anons my Grandpa is 94 and about to die Im a senior in HS and 18. Yesterday my Grandpa had me come over drink a beer with him and watch football. Tomorrow Im going with him to help him write his will and we will make this official in case he dies before late may. The house is located in Orange County CA and walking distance from the beach. Its worth 800k but he bought it for 200k in the 50's so the property tax will be 2-3 grand a year. The house is paid off.

I have two questions first what kind of job should I get with just a diploma to take care of living I was thinking the army then become a cop. Second how do I avoid conflict about the house between my brothers and sister this will seriously piss them off as the closest one is 10 years older than me and has a family and lives in a apartment.

Also inheritence tax is a real bitch. Try to get your grandpappy to sign u up as co-owner. This way when he is died the house falls immediately to you. You'll bypass the inheritence tax due to the fact you are already the owner.

I Dunno about a job, you know what interests you/what you have the skills for that pays well.

With the house, I might consider renting it to the one with family. If you wanna raise a family you wont need it for a few years anyway. If you want to keep it having the house lived in will help with maintaining it and the rent can pay of the property tax and if you set a reasonable price could alleviate familial tension.

Even if you dont rent it to them I would rent it to someone. its a solid investment. I mean what would you invest the money in if not the house? what would be a better investment?

I can certainly appreciate generations wanting their family to have the fruit of their labor. The key is finding out what else he owns upon his death. An 800k house will be sold off for taxes if he doesn't have large assets that can be liquidated easily. If he does, your tax bill will rise regardless. The idea of placing you on the deed now will help, only if he lives 5 more years. In cali there is ano inheritance maker that is invoked so a family member can't sell property a week before they die to circumvent taxes. A living trust is a fantastic idea and a great place to start. Grandpa will have to come clean about his entire estate though.
