Having replaced one before (in that house while we lived there), I can tell you it's not all that expensive to do it yourself, but my father (and father-in-law) are both handymen and generally take care of any minor house issues for us. The worst part of owning and renting land are the taxes and the government loves to raise property tax yearly. Also the wife works as an RN.

Austin is cheaper on real estate and salaries aren't that far off from the west coast. Doesn't matter though because most people don't know how to save and live paycheck to paycheck whether they make 30k or 150k.
