And since these Blacks are used to living in a shit neighborhood, they could just sell their house, move a few miles up the road and get a new $30,000 house and wait for the next round of gentrification. $200,000 richer.
Honestly, black people should collectively make their shit-holes nice just to attract hipsters. Flip their houses and walk away with a fortune and do it again one neighborhood over.

The real reason this doesn't happen is because of things like section 8. I help manage a collection of residential properties in Detroit. We don't generally collect from the residents because market value would only get us like $250 for a 2/3 bedroom. We work hard to get section 8 residents because they never "forget" to pay and the government pays above market rates. This means they save their $250 per month but they never get any equity. This gentrification line is literally just, niggers can't think more than 1 month in advance.

Are you serious? I have a portfolio of around 60 houses that I'm trying to find a co-investor with. My company got them several years ago and we are renting 16 of them out at around $700-900 a month. The remaining houses need about 160k to 190k rehab+ tax costs but we estimate their rental income to be between 500k and 700k NPV over their lifetime.
I really wouldn't recommend it though. Detroit is a shit hole. We lost 200k to our contractor who was just lying about rehabbing the houses and pocketing the money. A lot of the gang members were sentenced to about ten years in prison, during that time a lot of homes were foreclosed on/were sold off. land developers start buying up the cheap land, and now you've got artisanal ice cream shops and apothecaries where gang violence used to be.
