millenials, if you're smart, buy up distressed real estate in "minority" areas of cities. raze the house, but becareful about asbestos abatement, if the house was used as commercial property even if it's just one room that was a barber shop or something for a year... if you don't do asbestos abatement properly, the epa will get involved and you can be thrown into federal prison for endangering the health of the community around the house for improper asbestos abatement. so houses that weren't used as commercial is the best bet, raze the house, but people pay good money for old wood so you can recover some money from that, build a new house and now you have a house you can live in or flip

Also - I work in foreclosure and can tell you guys with certainty that it was not solely sub prime lending that crashed the market in 2008, but was ARM and Balloon mortgages sold to low income households that contributed the most. Blacks and poor whites did not understand the terms of the lending agreement and after the 3 year mark down period, they defaulted after not being able to afford 10-12% interest rates.

When the loans went into FC, less than scrupulous banks (Citi, Chase, mostly) bundled good mortgages with defaulting ones and sold the packages to the highest bidder (other banks) without notifying them of the bad loans. This in turn tanked the whole package, bankrupting many smaller financial institutions.

See under normal recovery periods, interest rates drop when a recession happens then climb back up.
But the economy is so fucked up, with little to no wage increases and a shrinking labor pool. The federal reserve is having issues bringing interest rates up.

This causes people to spend money like crazy with such low interest rates. Thus propping up things like auto loans ( average loan now ~30k ) and housing markets.

In fact a lot of economist are worried about millennial generation as rent prices are sky rocketing making it hard for them to build up a savings to afford a down payment on a new home. While old people are snapping up homes with their amazing credit and savings turning them into high priced rentals.

So the next crash will happen soon and it will be just as brutal as the 2008/09 crash. Just this time I hope it forces older people to retire. instead of firing all the entry level workers
