Well, I’m looking to buy a house myself in Arizona coming from California. I have $150k for a down payment for a $250k house but I don’t know how to start off. How should I approach a bank and get pre approved for a loan? Do I contact the seller directly or do I need an agent?

Different fag here. Put 20% down so you avoid having to buy PMI. So, that would be $50k on a $250k house. Finance the balance. Use the $100k that you have left to invest or use it for upgrades for the house. Kitchen and bathroom upgrades improve the resale value of the house immensely. Granite slab countertops, stainless steel appliances, new tile, etc. If you can do the work yourself, you'll save tens of thousands. That's what I did.

3 Easy steps to buying a house (assuming you have a good down payment or credit)

1. Use Zillow to find a property.
2. Contact an agent and view the place.
3. If you like it the agent can take care of everything else you just sign the paperwork (its a looooooooooot of paperwork). If not go back to step 1 or work with agent to find other properties if you like them.

I have roots with a farming family from the NJ area. Once certified as a farm you can pick wild berries off a bush and sell them to a neighboor and be considered a farm and pay almost nothing in taxes. My uncle did that for like 60 years until he died.
