In Marvel and DC, you run the risk of the universe getting erased every few years.

Depends. Would I enjoy living in a world inhabited only by Batman and his rogues? Maybe. Would I enjoy living in a world inhabited only by Flash or Captain Marvel and their rogues? Maybe. Would I enjoy living in a world with Golden Age Superman? Yes. Would I enjoy living in a world with his rogues? Absolutely not.

Aside from the natural disasters bit, none of that would be true. See there's this thing called escalation. If one powerful weapon comes into play, the competition will step up to rival the threat. Stronger guns to counter kevlar vests, etc.

The existence of Superman would only expedite more extreme and drastic forms of terrorism and crime.

What are they gonna do? The most they could do is kill people, and then that will just make Superman angry at them and they will lose.

well I mean, you have to consider that if Superheroes were real, they wouldnt be ruled by plot armor and book sales. So you wouldnt get world shifting reboots every few years to stay current. And they would stay dead the first time they get killed. MAYBE make an exception or two for Superman because Kryptonian biology bullshit.

And they'd age. So if batman had been around since his original introduction in the comics, he'd be long dead by now.

In reality superheroes wouldn't be bound by plot and would be thousands of times more effective. Flash and Superman would be able to save people constantly and villains wouldn't be able to break out of jail as much.

The problem with escalation theory, is that escalation theory is based on the assumption the next level can even be reached.

If a WW2 power starts bombing dark age knights, they don't even have anything of artillery that will be comparable for the next 100-150 years.
Even for something like a proxy war, the proxy war is based on the assumption of the proxy being fed with training and armaments to do said war.
Even inside Escalation of Force, there is a reason a few Euro empires took over most of the literal world during a small 20 year period once the tech was there.
Even inside of Vietnam/Korea, the entire of Vietnam/Korea war is being waged on the fact that Soviet and China is exporting their modern tech to make said war possible.

They are just like the elite social class. A few thousand rich to extremely rich people (powerful to extremely powerful) and everyone else just struggles with normal life.

I think Astro City semi sums it up well. Everyone would just get used to it when it happens, people would flock to see superheroes fight and cheer them on but will turn on them in a moment's notice if they do something wrong. Sure they fight but collateral damage will always be expected so living in a city would most likely be cheap due to the low life expectancy of most people. Construction or any type of repair job would be where the money is at.

the best comic book world to live in would be the Archie world. In Riverdale, nothing bad happens. There was that one time the Punisher showed up, then they had to deal with Glee and then sharknado, zombies, Archies death, and Predator. Thats only 6 major bad things in like 60 years of publication.
It's like real life but better. Heck, even anime Virgins have a shot at dating a super hot girl. You won't ever be lonely in Riverdale because Archie and his pals are friends to everyone. Nothing bad ever happens in Riverdale. The worst you have to deal with is getting in line behind Jughead at the school cafeteria.

If you lived in the DC universe or in the Marvel universe, that doesnt guarantee having powers or being best buddies with the Avengers. You could be some random dude on the side of the street that gets his car wrecked during a street fight. Or you could be somewhere completely in the middle of Nowhere, USA sitting there being a guy and knowing that the fate of your planet is in the hands of like, 100 individuals at any given time.
