real estate faggot here. Alot of these new mutli family developments are built on lots that used to have one house on them, but are only now able to be developed because of lax city FAR codes. FAR is the ratio of how wide vs how tall your building can be. Thats why you see fucking hippies in seattle complaining about new buildings creating unwanted shade oh noooo. Also, the amount of rent you can get out of an entirely new unit, with a new lease, is dramatically more than what you can get with a slightly bigger apartment square footage.

I live in LA where average price per unit is in the $200,000 - $400,000's, which means that six unit multi family is suddenly worth waaaay fucking more than a single family house. this is what developers do. they come in, churn up vulnerable properties into these fucking sim city arcologies, and fill your cities with filthy niggers.

As rent goes up and urban living is increasingly shit, i've decided that when i have the money i'll buy a lot and build a basement apartment with a very small cheap house on top to keep the rent low. Maybe a cheap hippie dome out of wood to use as garage, workshop etc.

It might even be possible to build two "houses" on the same lot, which would help get the initial price down as well as the upkeep price.

I worked a few summers as a a construction laborer in Alaska and made 40-45k for 4 months of work. A job that might pay $15/hour pays $50/hour up there, and that's before overtime which piles up quickly because the sun stays up for so long during the summer.
